Six Questions Your KOA Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research into the outdoor hospitality sector. Key assumptions like the $1.1 million year-five EBITDA and the $2.5 million infrastructure build-out are pre-populated with researched data and are fully editable. This tool helps you map out the $1.8 million initial revenue target and the 10% total brand fee burden to ensure your hospitality franchise investment is sound.

When will the unit turn a profit?

Operational profitability arrives quickly in May 2026, just 5 months after the initial launch. While year-one EBITDA is strong at $696,000, true bottom-line success depends on managing the 10% combined royalty and marketing fees alongside the $20,000 monthly land lease. Here is the quick math: high fixed costs mean you need consistent occupancy to protect that margin.

Boost Unit Profit

  • Maximize cabin glamping rentals
  • Upsell adventure packages early
  • Control housekeeping labor hours
  • Optimize utility usage patterns
[dynamic_pic9]

What is the total capital requirement?

You need significant startup capital for this outdoor hospitality investment, totaling over $6 million in initial outlays. This covers the $45,000 franchise fee, $2.5 million for RV infrastructure, and $1.8 million for cabin construction, plus a cash buffer for the ramp-up period. Estimating franchise startup capital requirements accurately is the only way to avoid mid-construction funding gaps.

Major Capital Uses

  • RV Infrastructure: $2,500,000
  • Cabin Construction: $1,800,000
  • Glamping Wagons: $750,000
  • Eco-utilities: $600,000
[dynamic_pic10]

What are the investor returns?

The model shows an IRR of -1.63% over the first five years, primarily because the $6.4 million initial investment is so heavy. While annual EBITDA hits $1.1 million by year five, the full payback period extends beyond the 5-year window, making this a long-term asset play. Knowing how to calculate ROI for a campground franchise helps you set realistic expectations with equity partners.

Key Return Metrics

  • 5-Year IRR: -1.63%
  • Payback: After Year 5
  • Year 5 EBITDA: $1,100,000
  • Year 5 Revenue: $2,922,000
[dynamic_pic11]

What is the break-even point?

The unit reaches its monthly break-even point in May 2026. This depends heavily on maintaining high occupancy for the RV site rentals, which are projected to bring in $600,000 in the first year, covering the $31,700 in monthly fixed operating costs. Break-even depends less on adventure packages and more on your core site density and nightly rates.

Reach Break-Even Faster

  • Pre-sell seasonal RV passes
  • Bundle adventure packages early
  • Tighten variable fee tracking
[dynamic_pic12]

What is the cash runway?

The lowest cash point occurs in October 2026, with a projected deficit of $5.2 million before accounting for financing. You defintely need a robust construction loan or equity partner to bridge the gap between the $4.3 million build-out and the ramp-up of glamping revenue. This investment feasibility study for campground business highlights the importance of a 12-month liquidity buffer.

Protect Your Cash

  • Phase cabin construction stages
  • Negotiate lease grace periods
  • Delay non-essential staff hiring
  • Manage opening inventory tightly
[dynamic_pic13]

How do different scenarios look?

Moving from a medium to a high-revenue scenario significantly shifts the year-one $696,000 EBITDA. High-performing units leverage brand recognition to drive adventure package sales, which are forecasted to grow from $150,000 to over $254,000, improving the peak cash need. Financial forecasting for outdoor hospitality units shows that a 10% revenue drop can delay break-even by several months.

Hit the High Case

  • Aggressive local digital marketing
  • Ensure fiber internet reliability
  • Deliver premium guest service
  • Drive repeat loyalty bookings

One day of use, then it rubbed against my toes and caused cuts
Size: 9-9.5, Color: Black Denim Blue, Size: 9-9.5, Color: Black Denim Blue
I got these right before a trip to Costa Rica where we would be doing a lot of hiking, some tubing, and be in and out of water. They felt great when I first tried them on and I was optimistic. Our first day, we hiked a total of about 5 miles in the forest and along a river, with some swimming in pools throughout the hike. These weren't difficult trails, but a mix of gravel, rock, dirt, etc. The shoes felt fantastic and were comfortable all day. Later that evening, after they had mostly dried out, we did another mile or so to some other pools and I had no problem. During that hike I was so happy I was actually talking to my kids about what great things I was going to say in a review. The following day however, as soon as I put on the sandals, just walking to the hotel pool, the top of the shoe, just above my big toes, was bending and rubbing against my toes. It was very noticeable and I took them off and made sure there was no sand or anything else causing the irritation. I had no other choice that day and we ended up back on a similar trail, hiking a total of about 1.5 miles, with it rubbing against my toes the entire time. I tried both tightening and loosening the shoes and changing my stride to step more flat footed so they wouldn't bend at the back of my step, but that didn't help. Neither did getting them wet again, hoping to soften something up. By the time we were half way through that hike, there were visible raw spots on top of both my big toes. By the time we were done, they had become sores and very painful. The following day, we walked on the sidewalk to breakfast about three blocks away and it hurt bad enough that I found a store and bought a pair of flip-flops instead. I haven't worn the sandals since. I can't tell exactly what's going on inside the shoe, but I think the leathery part of the shoe is pushing down at the natural break in the toe area when I step, and the mesh is rubbing. Since I've worn them outside and been swimming in them, I can't return them, but they're basically useless after one good day.

Great headphones!
Color: Black
Great headphone! They work well and sound quality was pretty good. Definitely worth the money. I love that they’re not inserted into the ear. It allows me to hear things going on around me but not so much that I can’t hear my music. They’re pretty comfortable too! I have smaller ears and the earbuds that you put into your ear tend to hurt after some time. These typically don’t.

If you’re curious about open ear earphones give these a try
Color: Black, Color: Black
I don’t normally review but these are genuinely great quality, especially for the price! I was skeptical about open ear for sound quality/comfort to be honest and the first couple days I used them they were a but uncomfortable and my ears hurt after a while, but once you figure out how to fit them properly and get used to it they’re actually incredibly comfortable, so much that I often forget I have them on lol. The part that hooks on your ear is a soft bendy plastic, silicone-like so it’s pretty forgiving for different ear shapes. I love the dual connecting Bluetooth as well, super useful for switching between tasks on different devices. The sound quality is pretty on par with higher end options and it doesn’t really leak sound much either, even though it’s open ear which is great, also allows you to still hear your surroundings really well so good for commuting/out and about/office work. Great battery life and they charge quickly in the case, I work in video editing so use them pretty much all day and with the case they last several days before needing a recharge. I’ve had them for a couple months now I think and I’m really glad I went with this option. Absolutely the best option I’ve tried around this price point, anker products as a whole I’ve found are really great quality at a very reasonable price.

COMFORT KING 👑✨
Color: White
I struggle finding headsets that don't bother my ears OR cause headsets 🙈 others will just fall right out which gets super annoying... These on the other hand, are like air!! I genuinely cannot even tell I'm wearing them! The ear piece is adjustable for all (or most) ears! The sound quality is amazing while still being able to hear what's going on around me. They don't fall out, the adjustments help with that too! Even on the tightest setting, it's not uncomfortable, the silicone really feels like butter. My only semi-complaint is that the battery doesn't seem to last very long, but I've only used them out of the box 🙈 I'm gonna charge a full day and see how they do! Honestly not a major problem anyway because I only wear one for work, when one dies I just swap to the other. Connectivity is quick and easy! If you are picky about ear comfort, I promise you, these will not let you down!! ABSOLUTELY WORTH THE MONEY

Good value
Color: Black
These arrived a day early and I am currently wearing them as I write this. So far these aren't bad and I'm having a hard time complaining about what you get for the price. I got these for around $30 and the fact these have touch controls and an app you can use to adjust the EQ, the touch settings, and other things already makes them a good deal. The main reason I bought these is because I needed a pair of open earbuds for work so I can listen to music while still being able to hear what's going on around me. The sound quality isn't terrible but it isn't going to blow you away either. It's kind of like having 2 cheap but decent Bluetooth speakers strapped to your ears. Out of the box they might sound a tad muddy but I like using the hip hop or electronic EQ settings to make them sound more clear with added bass. They don't sound as good as in-ear earbuds (mainly because the bass isn't as rumbly) but they still sound really good, especially for the price. Once you change the EQ settings they have good clarity and you can hear the subtle nuances of each instrument. And although you can't really feel the rumble of the bass you can definitely hear it and most songs sound great on these in my opinion. I did notice that some songs with heavy sub bass sound kind of weird though. The touch controls work pretty well but hitting the right spot can be a little tricky especially when doing double taps. These also stay locked to your ears pretty well. You could headbang to some heavy metal music and these will not be sent into orbit. Some people say these are comfortable and you almost forget you're wearing them but I've had them on for about an hour and I can definitely still feel them. They aren't the most comfortable earbuds I've ever worn but they don't feel that bad either. I wore them at work most of the day and only my left ear started to feel slightly uncomfortable but I think that was just because the earbud needed to be adjusted a bit. The battery life is great and the case has fast charging which is convenient if you want to throw them in the case on your lunch break and get enough juice to last the rest of the day. The case is also smaller than I expected. I thought it would be bigger considering the size of the earbuds but it's literally the length of a toilet paper roll (i'm sick and have a roll laying on my bed next to the case) and it's about as wide as the upper part of your palm and as thick as a mcdonalds cheeseburger lol if you want a solid pair of open ear buds for work but aren't trying to spend a fortune these are a good option to consider. Just keep in mind that you aren't going to get super high quality studio level sound from these but that's not what they're made for anyway.
