"The Christmas Collection-Complete Remastered Edition", which summarizes related sound sources centered on the Beatles' Christmas album, is now available from the DAP label! In the 1960s, the Beatles produced a Christmas record every year from 1963 to 1969 for fan club members and distributed it in a flexi sheet format. Basically, Christmas messages are recorded, but the playful Beatles sings familiar Christmas songs with parody and improvises every year. In addition, the original songs that can only be heard here are recorded, and it is an interesting content for Beatles collectors and cannot be overlooked. In the UK, with the dissolution of the Beatles, a limited release of "Christmas Album", which combines all seven Christmas records into one album. A "Christmas album" with a different jacket design was released in the United States, but it is difficult to obtain the original version as a rare item. Currently, a 7” single format record box set has been released, but it has not been officially released as a CD. Completely remastered original recordings from the 1960s, as well as a new remix of the Beatles' only Christmas song "Christmas Time is Here Again" recorded in 1967, as well as a complete and edited version. In addition, a medley of Christmas songs, which are excerpts and edited only "songs" from various Christmas-related sound sources, excluding conversations. It is an easy-to-listen edit without conversation, and it is the first appearance sound source that has been remastered from the monaural sound source at the time to the latest stereo remaster. CD2 covers various Christmas-related sound sources in chronological order, from interviews and BBC broadcasts to studio outtakes of Christmas records. Among them is a phantom Christmas song that Paul created privately in 1965 and sent to three members. Album "UNFORGETTABLE" is recorded with a complete reproduction of the original playlist. It is an interesting private sound source that lets you listen to your favorite songs from Elvis to Stones by Paul's DJ. "The Christmas Collection-Complete Remastered Edition" with the latest edition in 2022 is now available!

Must Have Book for Investors or Sponsors/GPs wanting to Invest in Multifamily Properties!
Format: Paperback
If you understand the math and numbers associated with investing in real estate, this book will help you underwrite any multifamily property. Not only does Robert's book discuss how to gather the information needed for underwriting, he goes into detail on how sponsors can manipulate the numbers. This is a great book for knowledge on the pros and cons of varied partnership structures and how each can create an alignment of interest between limited partners (LPs) and general partners (GPs). Overall, this is a great easy read book.

Basic knowledge of underwriting is necessary to understand.
Format: Paperback
This is a great guide for underwriting multifamily deals for someone with some basic to moderate knowledge of underwriting. I am a new student to this field and have to stop and google some of the acronyms. For a future version, I think adding an extra page for the acronyms used, definition and equation would be helpful. I think that the font could be larger and darker. Adding mathematical formulas in the book would provide visualization as well. Rob can also provide a sample OM for the reader to use with his underwriting model and compare to his completed one. Again, I am a newbie so my review may change as I gain knowledge in this area. I enjoyed listening to Rob on Youtube/Podcast and hope to learn more from him.

great read for underwriters of multifamily deals
Format: Kindle
Rob lays out a succinct and thorough summary of his underwriting process, questions industry standards while sharing his opinions, and discusses risk management and analyses for deals during the underwriting process. Highly recommend for newer and more seasoned underwriters and investors to build or sharpen multifamily underwriting fundamentals and details. He also shares his model as the example.
